We are licensed members of ARLA (Association of Residential Letting Agents) and TPO (The Property Ombudsman). This means we are accountable to you for our services and our systems are regulated. Each of our tenants are reference checked by an accredited reference agency. We take time to get to know our potential tenants from registering them fully at our first meeting to talking and guiding them through the letting and referencing process. We aim to make the process as smooth and quick as possible.
We accompany potential tenants to viewing appointments ensuring we are on hand to answer any questions immediately and advise where necessary.
We ask for two months rent deposit up front, this protects the landlord incase there are any disputes at the end of the tenancy. Percival & Company are members of the Tenancy Deposit Scheme. All tenants are required to pay a deposit, which is held in a fully insured client account and registered with The Dispute Service. A TDS Certificate is then given to both the landlord and tenant.
Fully Managed Service
Our fully managed service includes rent collection and photographic inventory with a check in and check-out service. If you are managing the property yourself we can offer this service at a competitive price. In addition we take meter readings and switch over utilities and Council Tax for each new let to avoid ambiguity.
Periodic Property Inspections
We carry out quarterly property inspections and produce a report which checks the tenancy agreement is being adhered to. We check the condition of the property which includes the cleanliness and record observations, problems or concerns. A copy of the report is also sent to the landlord.
Let Only Service
Our Let Only Service is suitable for experienced Landlords who feel comfortable managing any property issues themselves. We still fully market your property, accompanying all viewings and providing you with feedback after each one. We will fully reference your tenant, provide you with the tenancy agreement, arrange the move-in and arrange a comprehensive inventory.
